Nogbase vs Reelly: Developer Launch Room or Agent Network?

8 October 2026·8 min read
A cream architectural model of two mid-rise blocks beside fanned cards and a brass magnifier on a site plan.

Are Nogbase and Reelly competitors?

Partly. Reelly is an off-plan research and sales toolset for agents, with a free plan and paid Pro and corporate plans, and it sells developers visibility in its agent network. Nogbase is a launch platform sold to developers from AED 5,000 per developer per month, with a broker portal that agencies use for free. The overlap is real and growing: both put developer projects in front of brokers, and Reelly announced a broker relationship management tool for developers in August 2026. The useful question is who controls the unit inventory, the commission terms and the transaction record.

This page compares the two using Reelly's own public pages as they stood in the October 2026 review, and Nogbase's published product and pricing pages.

What Reelly does well

Reelly built a broker-side habit. Its pitch to agents is practical: one place to search UAE off-plan projects with granular filters, compare prices and payment plans, open brochures and floor plans, and generate a branded sales offer in one click. The Reelly 2.5 release in February 2026 added a clear before/after-handover format for payment plans, display toggles that let an agent send a short teaser or a full investor deck, and a one-click WhatsApp route to a project's sales manager. These are good answers to the questions agents ask every day.

It also invests in community. Reelly advertises mentorship from agency leaders, offline events, a launch calendar and private community chats for Pro members. For agencies, it offers a white-label version under the agency's own domain, with controls over which agents see developer contacts and commission structures, and analytics on which projects agents present most. For data buyers, it runs a beta REST API that refreshes daily.

For developers, Reelly sells reach. Its developer page offers priority listing, a full-infrastructure package that includes an ambassador programme where agents recruit colleagues to a developer's projects, on-site events and launch streams, and a managed launch service on individual terms. If a developer's main problem is getting in front of agents it has never worked with, that is a direct answer.

Developer controls to evaluate in any platform

Reach and control are different jobs. Once brokers are interested, a launch depends on what happens after the first enquiry.

Launch day, from the developer's side
Publish unit inventoryUnits, prices, payment plans and materials — live, not a PDF
Grant accessChosen brokerages only, each with its own private commission terms
Review EOIsStructured submissions in one queue, with duplicate handling
Reserve and lockThe unit locks for every broker as soon as it is reserved
Calculate commissionFrom the terms you set, with an audit trail to payout

Ask any vendor, Reelly and Nogbase included, to demonstrate each step with your own project: which system holds the authoritative unit status, how a broker's EOI becomes a reservation, who approves it, and how commission is calculated and evidenced. Reelly's announced BRM aims at this territory — its stated goal is to help developers identify the agents who generate most of their sales — but in the October 2026 review the BRM page offered a waitlist rather than a feature list. A demonstration settles the question better than a comparison page.

💡Shared pool or your own room

On a network, your project sits in a shared catalog next to competing launches, and the network's rules decide who sees what. In a launch room, you decide which brokerages get access, and each one sees only its own commission terms. Many developers will want both: a network for discovery, and a controlled system of record for units, EOIs, reservations and commissions.

Which should you use?

  • You are an agent or an agency. Reelly's free plan and Pro tools are built for you: research, sales offers and community. Add a free Nogbase broker account to work with developers that run their launches on Nogbase — live availability, EOI submission and commission tracking at no cost. The two do not conflict.
  • You are a developer whose problem is reach. A network such as Reelly can introduce your project to agents you do not know yet. Check how pricing works for your launch — Reelly's full-infrastructure package combines a fixed price with a percentage per closed deal — and what data about your project the network will show to whom.
  • You are a developer or master broker whose problem is control. You need a launch platform: live unit inventory, access per brokerage, EOI and reservation review, and commission rules you configure. Nogbase can run alongside your existing CRM or ERP, and brokers you invite join through the free broker portal.
✅A simple test

If you are paying for agents' attention, compare networks. If you are paying commissions on units you own, choose the system that holds unit status and commission terms — then use networks to bring more brokers into it.

Questions to ask before you sign either

  • Where does unit status live? If brokers see availability in one system and your sales team updates another, ask how often they sync and who resolves a conflict.
  • Who can see your commission terms? Check whether terms are visible per brokerage, per user role or to every subscriber.
  • What happens to an EOI? Ask to see one submitted, reviewed, rejected and converted into a reservation, with the audit trail.
  • What does success cost? A percentage per closed deal and a fixed monthly fee behave very differently across a 300-unit launch; model both with your own numbers.
  • Who owns the broker relationship afterwards? Make sure you can export your brokerages, deals and commission history.

Pricing, plainly

Reelly charges agents: a free plan, Personal Pro at AED 179.9 per month or AED 1,469 per year, and corporate packages priced by the number of agent seats. Developers pay Reelly by application — a fixed price for listing, a fixed price plus a percentage per closed deal for the full infrastructure, or individual terms for launch management. Reelly did not publish those developer prices in the October 2026 review.

Nogbase charges developers: from AED 5,000 per developer per month, covering unlimited projects, units and broker connections, with launch setup and managed broker operations quoted per launch. Brokers pay nothing. Nogbase does not hold or pay out funds. Confirm current plans and the scope of any implementation with each vendor before purchasing.

Frequently asked questions

Is Nogbase a replacement for Reelly?

Not for an agent. Reelly helps agents research UAE off-plan projects, build branded sales offers and connect with other agents. Nogbase is the developer-side platform where a developer publishes live unit inventory, payment plans and private commission terms to the brokerages it chooses, and reviews EOIs and reservations. An agent can use Reelly for research and the free Nogbase broker portal for the developers that run their launches on Nogbase.

What does Reelly cost?

In the October 2026 review, Reelly listed a free plan and a Personal Pro plan at AED 179.9 per month, or AED 1,469 per year billed annually, plus corporate packages priced by number of agents. Developer options — basic listing, full infrastructure access and launch support — were offered by application at a fixed price, a fixed price plus a percentage per closed deal, or individual terms.

What does Nogbase cost?

Nogbase Launch Room starts at AED 5,000 per developer per month; launch setup and managed broker operations are quoted per launch. The broker portal is free for broker agencies, forever.

Does Reelly offer a tool for developers?

Yes. Reelly announced Reelly BRM, a broker relationship management tool for developers, in August 2026. In the October 2026 review its BRM page offered a waitlist and did not publish features or pricing, so developers should ask Reelly for a demonstration of the specific workflows they need.
