Our Mission

Nogbase exists to replace the manual WhatsApp threads, fragmented spreadsheets, and disconnected workflows that define how UAE real estate developers and brokers operate today. We are building a purpose-built, AI-powered platform that unifies the entire developer-to-broker operational workflow — from inventory releases and broker onboarding to commission calculations and payment tracking — in a single system of record.

Our goal is to become the operational infrastructure layer for off-plan real estate in the UAE, giving developers full visibility into their broker channel while giving brokers a reliable, transparent interface for the projects they sell.

The Market Opportunity

Dubai’s off-plan property market is one of the fastest-growing real estate markets in the world. In 2025, the market processed AED 682.5 billion in total sales volume and generated AED 13.59 billion in broker commissions. Despite this scale, no unified platform manages the developer-to-broker operational workflow end to end.

Developers still distribute inventory updates over WhatsApp groups, track commission entitlements in Excel, and reconcile payments manually. Brokers juggle dozens of developer portals, each with different login credentials and data formats. The result is operational friction that costs both sides time, money, and deal velocity.

Nogbase is building the infrastructure layer that sits between developers and brokers — a single platform that standardises inventory distribution, automates commission management, and provides real-time visibility across the entire sales channel.

Regulatory Alignment

Nogbase is purpose-built for the RERA and Dubai Land Department (DLD) regulatory environment. The platform supports the full lifecycle of regulated broker-developer agreements, including Form A (buyer-broker representation) and Form B (seller-broker listing agreements), as well as DLD registration requirements for property transactions.

Compliance is not an afterthought — it is embedded into the platform’s core workflows. Commission structures, broker qualification checks, and document management are all designed to align with the regulatory frameworks that govern off-plan real estate in the UAE.

Current Traction

Nogbase is live and operational with active developer clients in the UAE, managing real inventory and processing real commission workflows. Our early traction validates the core thesis: developers need a dedicated platform for broker channel operations, and brokers want a single source of truth for the projects they sell.

Our Vision

We envision a future where every off-plan property transaction in the UAE flows through a single, transparent infrastructure layer — one that connects developers, brokers, and regulators in real time. Nogbase is building toward that future by starting with the operational workflow between developers and brokers, and expanding into the full transaction lifecycle.

As Dubai continues to attract global capital and the off-plan market scales, the need for purpose-built operational infrastructure will only grow. Nogbase aims to be the default platform that powers the developer-broker relationship across the UAE and, eventually, across the GCC.
