Nogbase vs Salesforce for UAE Developers: Build or Buy?

Are Nogbase and Salesforce competitors?
Only for one job. Salesforce is a configurable enterprise CRM platform that a developer can shape into almost any sales process, including a broker portal. Nogbase is a purpose-built off-plan launch platform: live unit inventory, broker access, EOIs, reservations and commission terms, starting from AED 5,000 per developer per month, with a free portal for brokers. The real decision is whether you want to build and maintain that developer-to-broker workflow on a general platform, or buy it ready-made and keep your CRM for everything else.
Developers usually reach this question after a launch that ran on spreadsheets and WhatsApp groups. The sales director wants a system; IT already licenses Salesforce, or is being pitched it. This page compares the two using Salesforce's published product pages (October 2026 review) and Nogbase's own pages.

What Salesforce does well
Salesforce is the safer choice when the CRM has to serve the whole company, not one launch. Its strengths are real:
- Configurability. Custom objects, record types, approval processes and page layouts are core platform features, so a team can model almost any process, including units, buyers and brokerages.
- Ecosystem. AppExchange lists packaged apps, including real-estate CRMs aimed at developers, and Salesforce offers its own professional services alongside a network of certified implementation partners.
- Reporting and AI. Forecasting, dashboards, Tableau and Slack integration, and Agentforce AI add-ons give leadership one view of the pipeline.
- Enterprise controls. Higher editions add stronger security tooling, sandboxes and backup, which matters to groups with internal audit and IT governance.
- Low-risk start. Sales Cloud offers a 30-day free trial, and Starter Suite can be billed monthly.
A Salesforce real-estate build usually follows the same pattern: Sales Cloud as the core, custom objects for property inventory, Experience Cloud for a broker partner portal and MuleSoft to sync ERP and inventory systems. That is a credible architecture. It is also a build.
What a developer-broker build has to cover
A developer's broker channel is a specific workflow with specific failure points. Whatever platform you choose, each step below needs an owner, a rule and an audit trail.
On Salesforce, each of these is a design decision for your implementation team: how units are modelled, how availability syncs from your inventory or ERP, how brokers get licences and see only their own terms, how two EOIs for one unit are resolved, and how commission milestones map to SPA and payment events. None of that is unusual Salesforce work. It still has to be specified, built, tested and maintained.
On Nogbase, these steps are the product. The developer platform publishes units and payment plans, lets you share one link with brokers, keeps commission terms private per brokerage, locks a reserved unit across the network and calculates commission from your configured structure. It does not hold or pay out funds; payouts stay in your finance process.
A broker portal only works if brokers log in. Brokers who sell for many developers tire of a separate login for each one, and activity drifts back to WhatsApp. Nogbase's broker portal is free and shared across developers, so one account covers them all. If you build your own portal on any platform, plan for adoption as carefully as for features.
Cost and time to launch
Licences. Salesforce is licensed per user, so your internal sales desk pays per seat, and the tiers with the customisation a broker workflow needs are the higher ones.
Broker access. Brokers need partner licences too, so the bill grows with your broker network. Salesforce offers member-based and login-based partner licensing; ask which model fits your broker activity.
Implementation and running costs. These are usually the larger line items, and they vary too much to quote here. Ask any implementation partner for:
- A fixed scope covering unit inventory, broker portal, EOI and reservation rules, and commission calculation.
- The timeline to the first live launch, and what is excluded from it.
- Integration effort for your inventory source or ERP.
- Who administers the system after go-live, and at what cost.
- The licence count for internal users and brokers in year one and year two.
Nogbase. Launch Room is from AED 5,000 per developer per month, covering unlimited projects, units and broker connections; brokers pay nothing. Launch setup and managed broker operations are quoted per launch. Most developers are live within a few hours of uploading complete unit inventory and payment plans, and no ERP integration is required to start.
Which should you use?
- You already run Salesforce across the company and have an admin team. Extending it can make sense, especially if you need one system of record for leads, customers and post-sale service. Scope the broker workflow above in writing before the build starts.
- You need to launch with brokers this quarter. Use a purpose-built platform. Nogbase is designed for that launch window; your CRM decision can follow on its own timeline.
- You want both. This is a reasonable split. Your sales desk keeps Salesforce for leads, customers and reporting, and Nogbase runs the broker-facing launch: unit inventory, EOIs, reservations and commission terms. Nogbase operates alongside an existing CRM or ERP rather than replacing it. Agree which system owns unit availability and commission terms before connecting anything.
If the Salesforce route genuinely fits your organisation, AqarWorks, from the same founder as Nogbase, specialises in real-estate Salesforce implementations for GCC developers and brokerages. The comparison page sets out the same trade-off against distribution networks and in-house portals.
List the five launch steps above and ask each vendor to show them working with your own units and commission terms. If a step needs a change request, it is a build. If it is a setting, it is a product.
Pricing, plainly
Salesforce: a custom implementation — per-user and partner licences, an implementation partner and ongoing administration — which makes it an expensive route for most developers; get a complete quote. Nogbase: from AED 5,000 per developer per month, launch services quoted per launch, and a free broker portal.

Frequently asked questions
Can Salesforce run off-plan broker sales for a UAE developer?
Yes, with a scoped implementation. A typical Salesforce real-estate build uses custom objects for property inventory, an Experience Cloud partner portal for brokers and integration to ERP and inventory systems. EOI rules, reservation locks and commission structures are configured or built for your process.
What does Salesforce cost?
There is no simple price, because a developer-broker setup on Salesforce is a custom implementation. You pay per-user licences for your team, partner licences for brokers, an implementation partner to design and build the inventory, EOI, reservation and commission logic, and ongoing administration. For most developers that makes it the expensive route; get a full quote covering all four before comparing.
What does Nogbase cost?
Nogbase Launch Room starts at AED 5,000 per developer per month, with unlimited projects, units and broker connections. Launch setup and managed broker operations are quoted per launch. The broker portal is free for broker agencies, forever.
Can we use Nogbase alongside Salesforce?
Yes. Nogbase can operate alongside an existing CRM or ERP rather than replacing it. Your sales desk can keep Salesforce for leads and customers while Nogbase runs the broker-facing launch. Agree which system owns unit availability and commission terms before connecting anything.
